Staff told the council the change aligns zoning with the street’s existing residential character and the comp plan. The council also adopted a statement of consistency into the record.
The council unanimously approved Ordinance No. 418 (ZM2025‑0057) to rezone one 0.9‑acre parcel at 6209 Seacrest Shortcut/Unionville‑Indian Trail Road to GBD (General Business District). Staff said the property sits inside the town’s mixed‑use activity center and the rezoning supports small‑scale, office‑type conversion of an existing residence. A consistency finding was adopted and read into the record.
On an added agenda item related to the Indian Trail Complete Streets project, the council approved a $29,400 settlement offer for property at 111 Matthews‑Indian Trail Road (parcel Partial 07111043) owned by Jonathan Benton and Star Ann East. Town staff told the council the settlement covers a total of about 0.133 acres of permanent and temporary easements (0.033 acres right of way; 0.003 acres public utility easement; two permanent drainage easements of 0.008 and 0.004 acres; and a 0.086‑acre temporary construction easement). The vote to authorize payment was unanimous.
The council also voted unanimously to adopt a resolution supporting the NCDOT Highway 74/Hays Road intersection access improvement project so DOT could proceed. Staff said the project is fully funded from DOT safety funds and requires a municipal resolution of support when the project exceeds $250,000.
The meeting’s consent agenda was approved unanimously as well.
