Janesville plan commission lays out timeline for major zoning and subdivision code rewrite

The Janesville Plan Commission on Aug. 18 received a detailed schedule from staff for rewriting the city's zoning and subdivision ordinances, with draft Article 5 (zoning districts) expected at the commission's Sept. 15 meeting and a full draft text and public open-house anticipated by late 2025 or early 2026.

City planning staff said the rewrite will include new base and overlay districts, an updated land-use table and dimensional standards; a subsequent remapping of the city under the new classifications will follow the draft text. The update also proposes new development procedures, outreach steps and standards intended to give more clarity to applicants and speed pre-application review.

Planning Director Dwayne said the consultant team has begun delivering draft articles and that the commission should expect a steady flow of drafts through the rest of the year. "We will get materials to the commission a week or 2 in advance on this," he said, adding staff will post the schedule and materials to the project's website and coordinate an upcoming consultant meeting to confirm dates.
