The Oldham County Board of Adjustments and Appeals on Aug. 6 granted a location variance that allows a proposed detached 40-by-40-foot garage to be positioned in front of the principal residence at 2804 Valley View Court in LaGrange.
Applicant Tony Caramey told the board Valley View Court is an unimproved county right-of-way past his house and that he maintains the grassy section; he said the lot’s topography and septic field location limit alternative sites for a garage. Senior planner Sandy Vergroden told the board the proposed accessory structure would meet accessory-structure standards except for the code provision that prevents accessory structures from being placed between the principal building and the front-yard property line. The proposed garage would be about 37 feet from the front property line; the R-2 minimum front-yard setback is 35 feet.
Caramey said the area behind the house is steep, contains converging drainage features and utility lines, and is unsuitable for the garage. The board asked questions about the unimproved status of Valley View Court and the location of utility easements; Caramey said he owns the property on both sides of the unimproved portion and has maintained it for years.
After discussion, the board voted to approve the location variance, limiting the approval to the plan presented at the Aug. 6 hearing and requiring the applicant to obtain all necessary building permits and inspections from the appropriate agencies. The motion carried.
