Oldham County’s Board of Adjustments and Appeals on Aug. 6 approved a 150-foot road-frontage variance to allow the creation of a 2.009-acre tract at 6315 West Highway 42 in Goshen with no county or state road frontage.
Planning staff reported the parent parcel totals about 39.5 acres and that the applicant proposed to create a new 2.009-acre lot (Proposed Tract 2) so the remaining land can go into a family trust. Under Oldham County rules, parcels of 2.5 acres or less in AG-1 or CO-1 require 150 feet of frontage; the proposed lot would have zero feet of county/state frontage and thus requires a full 150-foot variance.
Andrea and Chris Hauser, who own the property, said the barn on the property was under construction when they bought the land and that the accessory living space (a permitted detached accessory dwelling unit) and the principal residence are in place; they said the subdivision is for estate planning and that the barn is used for agricultural storage and ornamental plants rather than a commercial business.
Surveyor-engineer Bob Vincent confirmed platting requirements and said the minor plat process will show access and utility easements; the engineer noted a maintenance agreement for any shared access will be addressed during platting. The board recorded a motion to approve the 150-foot variance, limited to the plan considered at the Aug. 6 hearing, and required submission of a minor plat and survey to staff for review and approval prior to issuance of building permits. The motion carried.
