The board approved Z08-25 on Oct. 20, a conditional CBI rezoning for a 2.75-acre parcel on Porter Road (off Peach Orchard Road near I‑85) submitted by Bowtie Properties LLC. The submitted site plan identified a 20,600-square-foot building intended to display automobiles and memorabilia, host private events and ticketed museum-like visits, and allow vehicle repair and sales as part of the conditional district.
Planning staff said the site lies within an existing commercial/industrial planning area and met NCDOT and fire-code access requirements shown in the packet. A private soil scientist had evaluated on-site soils for primary and backup septic fields, and stormwater management would follow state requirements. The planning board recommended approval 9–0 and offered a statement that no conditions were required beyond the site plan.
Applicant counsel and representatives were present and answered commissioner questions. The board moved and seconded a reasonableness/consistency statement finding the request consistent with the East Area Land Use Plan and appropriate for the location; the motion carried by voice vote.
Ending: Planning staff will proceed with recording the conditional district and track compliance with the site plan and permitting conditions before building permits are issued.
