Commissioners approve Phelps Farm boundary adjustment in Roti area

The Montezuma County Board of County Commissioners voted Aug. 5 to approve a subdivision amendment application to Lots 1 and 2 of the Phelps Farm subdivision submitted by Fred Phelps for properties on Road T near Roti, Dolores.
Applicant Fred Phelps told the board the amendment will adjust property lines to transfer acreage from the western lot to the eastern lot so his family can preserve the portion containing the older house and retain enough land for future conveyance to his son. A planning staff overview described the change as a boundary line adjustment that would alter the existing 6.48‑ and 3.99‑acre parcels into a revised split (roughly shifting acreage to leave the house lot smaller while enlarging the adjacent lot).
Planning & Zoning recommended unanimous approval and no members of the public spoke for or against the application. Commissioners asked staff about setbacks and the existing driveway; staff said setbacks remain compliant and that field conditions and survey work could slightly move the proposed line.
A motion to accept the subdivision amendment was moved and seconded and carried by voice vote. The commission closed the public hearing and directed planning staff to finalize the plat and related documents for recording.
