Commission approves metal canopy option for 101 North Center Street after owners discuss alternatives

The Collierville Historic District Commission on July 24 approved a certificate of appropriateness for renovations at 101 North Center Street, including replacing a deteriorated awning, and conditioned approval on a metal canopy and a general design similar to the Hewlett & Dunn installation.
Staff said the existing wood shingles on the awning had collapsed and that replacing more than 50% of the shingles with asphalt would not comply with the district guidelines; staff said standing-seam metal or a fabric awning would be acceptable alternatives and noted that asphalt shingles on awnings are prohibited in the guidelines. The staff presentation described the need for drawings and possible additional posts for structural symmetry if the canopy remains, and reiterated that a building permit and design professional are required.
Applicant Mark McMinn described his aim to repair and replace the awning material and said he had spoken with contractors about structural work. "I just want to get a clarification exactly what I can do and what I can't do," McMinn said. McMinn said he was open to either shingles or metal but wanted clarity before submitting final plans.
Commission discussion emphasized the visual relationship with the adjacent building and whether to keep hip roofs or to square the canopy ends for a flat appearance. Commissioners suggested coordinating with the owner of 99 North Center so both sides present a cohesive storefront. A motion to approve with the condition that the canopy be metal and generally follow the Hewlett & Dunn installation passed unanimously (Cox, Paul, Rosansky, Dean, Brooks and Kelsey voting yes).
The commission directed the applicant to provide detailed drawings and material samples for staff review; staff said the applicant may defer and return with final plans if more information is needed. The approval is conditioned on meeting the HDC's other standard conditions and obtaining the necessary permits.
