The Zoning Hearing Board on July 20 approved application 2608, allowing the reestablishment of a two-unit multifamily dwelling at 2001 Lennox Street, subject to conditions recommended by the Planning Commission and staff inspections.
Planning Director Jeffrey Knight explained the property previously operated as two units, then reverted to single-family use in the 1990s; the new owner sought to reestablish two units. Planning staff noted on-site features including a two-bay garage at the rear whose operability is uncertain, and that some cars parked in the driveway currently sit across the sidewalk and therefore do not meet legal off‑street parking requirements. Because the property is a corner lot with frontage on South Twentieth Street and Lenox Street, staff said sufficient on‑street parking exists to meet required spaces if garage access proves infeasible.
Attorney Dean Morgan and contractor Gerald Radzik testified for the applicant and agreed to the Planning Commission’s conditions: permit and code inspections, removal of a fence blocking Chalky Alley to maintain pedestrian access, and addressing temporary slip hazards on the rear steps. Mr. Radzik and counsel confirmed the owner would allow codes staff to inspect and obtain necessary permits; Mr. Radzik additionally agreed to remove the fence and to apply non‑slip treatment to the rear steps. The board voted to approve the application with the planning commission’s conditions and the additional tenant‑safety step treatment; a written decision will follow within 45 days.
