The Fulshear Zoning Board of Adjustment on Aug. 14 denied a variance request from Regency Centers for an oversized monument sign at the future Jordan Ranch Market, 29615 Jordan Crossing Boulevard.
Kane Griffin, representing Regency Centers, asked the board to permit a wider monument sign designed as a gateway feature for the urban plaza at the site's main entrance. Griffin and John Bier, development manager for Regency Centers, said the sign is part of a branded, Class‑A design for the center and argued that reducing the sign to the ordinance's 72 square‑foot limit would force an awkward, taller design that would not fit the entrance "urban plaza" aesthetic.
City planning staff recommended denial. Rodrigo Rodriguez told the board staff did not find a sufficient hardship to justify an exception and warned that granting the variance could create a precedent for larger signs elsewhere in the city.
A resident, Kaye Colic, urged the board to "hold the line" on the sign standards in the Coordinated Development Ordinance and warned that allowing larger signs encourages requests for additional exceptions.
Board members questioned the applicant about the claimed hardship. The applicant described aesthetic/branding impacts as the primary hardship; staff and several board members said those reasons did not meet the variance criteria under Texas law. One board member said he did not see a demonstrated hardship and preferred to follow the code.
After discussion a board member moved to deny the variance; the motion was seconded and passed unanimously.
