A family-owned applicant asked the Fluvanna County Planning Commission to rezone roughly 182.586 acres near Zion Crossroads (tax map 11-A-88 and 11-A-93) from A-1 Agricultural General to I-1 Industrial Limited to prepare the land for future business and light-industrial development. The commission heard the applicant—s concept plan and numerous public comments, then voted to defer the rezoning to the next scheduled meeting to allow additional community engagement and follow-up on traffic and stormwater questions.

The proposal: Applicants (a family LLC) sought I-1 rezoning for a two-parcel assemblage situated a short distance east of Route 15 (James Madison Highway) and south of the US 250 intersection, inside the county-designated —Design Crossroads— community plan and the county—s designated urban development area (UDA). The submitted concept materials showed a multi-parcel business-park style layout of commercial/office/warehouse buildings and a proffer statement that excludes several heavy uses (gas stations, car washes, solid-waste landfills, shooting ranges, and others) and proposes a mandatory minimum 100-foot wooded buffer along property lines abutting A-1 residences.
