The Las Vegas City Council on Sept. 17 denied two rezoning applications that would have converted single‑family homes on North Lamb Boulevard to professional office use after staff said the projects failed to provide required parking and landscaping.
Applicants (Fresh General Services LLC / Satteray Properties Group LLC) sought to rezone 200 Northland Boulevard and 212 North Lamb Boulevard from R‑1 (single family) to PO (professional office) and to convert the existing dwellings to office uses with variances that would have left five parking spaces where six are required and would have waived perimeter landscape buffers. Planning staff recommended denial, citing the variance requests and the lack of harmony and compatibility with surrounding properties; the Planning Commission had recommended approval on both applications.
Why it matters: Council members expressed concern about the erosion of residential character along key corridors, the prevalence of vacant or underperforming office space in parts of the city, and the need to require perimeter landscaping to reduce heat and provide shade. Councilwoman Chandra Summers Armstrong and Councilwoman Olivia Diaz stressed the importance of landscaping and preserving residential neighborhoods’ character.
