The Williamson County Planning Commission approved a series of subdivision plats and concept plans Wednesday, clearing final and preliminary plats for Wiley Farm Section 2, approving the Wiley Farm common-area site plan, and granting revised and preliminary approvals for several other residential developments.
The actions, taken during a regular commission meeting, included final approval of Wiley Farm Subdivision Section 2, site-plan approval for the Wiley Farm common area, revised concept plan approval for The Villages at Triune West, and approvals of concept, preliminary and final plats for a number of smaller subdivisions. Several items were withdrawn or placed on the consent agenda for deferral, and the commission handled the items largely by unanimous voice votes after staff presentations.
Why it matters: These approvals move multiple residential projects forward across several voting districts in Williamson County, authorizing lot layouts, common-area amenities, and conditions the developers must satisfy before recording plats or beginning construction. The decisions also confirm utility arrangements and required roadway improvements noted by staff.
Most significant approvals
- Wiley Farm Subdivision Section 2 (final plat): Final plat approval for Section 2, containing 53 lots on about 426.2 acres off Del Rio Pike in the Tenth Voting District. Staff said the final plat is consistent with the preliminary concept, that water will be provided by the City of Franklin, and that wastewater will be handled by a nontraditional wastewater treatment and disposal system. The commission approved the staff recommendation with standard conditions.
- Wiley Farm common-area site plan: Site plan approval for a 24-acre common area for Wiley Farm off Del Rio Pike described by staff as a “country club” containing a wellness center, restaurant, pool, courts (badminton, tennis, pickleball), croquet and bocce facilities, a lake and boathouse. Staff recommended and the commission approved the site plan with standard conditions.
- The Villages at Triune West (revised concept plan): The commission approved a revised concept plan incorporating townhome units that the Board of Zoning Appeals had separately approved. The revision reduces single-family lots from 103 to 98 and increases townhome units to a total of 214 for the development on roughly 157.79 acres off Horton Highway and Murfreesboro Road. Staff emphasized required roadway and traffic improvements in the staff report and recommended approval subject to the listed conditions.
Other approvals: The commission approved concept plan review for Farren (1360 Coleman Road, eight lots on about 62.98 acres), preliminary plats for Burns Subdivision Phase 1 (41 lots, 39.11 acres) and Tributary Subdivision Phase 1 (39 lots, 89.63 acres boundary with 63 acres of open space), preliminary plat for Smithson’s Valley large-lot easement subdivision (four lots, 34.57 acres), and final plats for Cassandra Fish large-lot easement subdivision (one lot, 34.72 acres) and Susan Hollow large-lot easement subdivision (four lots, 31.13 acres). Staff recommended approval for each with standard conditions; commissioners moved and seconded the motions and approvals passed by voice vote.

Withdrawn or deferred items
At the start of the meeting staff announced Items 25 and 26 were withdrawn. Items 24, 29 and 35 were placed on the consent agenda for deferral (Item 29 was confirmed later in the meeting as deferred; Item 35 remained deferred via the consent agenda).
Key technical and condition notes
- Utilities and wastewater: Multiple staff presentations noted water service providers (City of Franklin; Nolensville/College Grove utility district; Millcroft utility district; HB&TS utility district where stated) and that many lots will be served by nontraditional wastewater treatment and individual on-site septic systems; staff recommended that developers satisfy wastewater site-plan conditions before final plat recordation where applicable.
- Roadway work and traffic: Staff flagged required roadway improvements tied to approvals. For The Villages at Triune West, staff included a list of traffic improvements in the packet; commissioners and staff discussed specific turn-lane tapering and other technical details for Horton Highway and Murfreesboro Road.
- Open space and trails: Several plats include significant open space and required multimodal greenway trails (12-foot-wide trails that will stub to adjoining properties and must be constructed before applicable final plats are submitted).
What’s next: Approved plats and site plans will need to satisfy the standard conditions in staff reports before recording plats or moving to construction. Deferred items will return to future agendas per staff timelines and notice requirements.
