Board approves detached garage variance at 3399 Bridal Road; owner cites historic barn preservation

The Norton Board of Zoning and Building Appeals on Aug. 19 approved a variance allowing construction of a detached garage at 3399 Bridal Road, where property owner Darryl Yoder said the existing bank barn is unsuited for secure, clean storage.
Yoder testified that the property's 1903 bank barn has received extensive preservation work โ "I've invested over $30,000 to preserve that structure" โ but remains dusty and unsanitary due to animals and cannot safely store equipment. He told the board he planned a 40-by-80 detached garage to store tractors, skid steers and other equipment in a clean, climate-controlled space.
Zoning administrator Bill Grama said the property is in an RU-1 district with roughly 13 acres; city code allows up to 4,800 square feet of accessory buildings on lots five acres or more and requires accessory buildings to be at least 100 feet from neighboring dwellings. Grama reported the submitted plans showed the proposed building at 3,200 square feet and said the applicant appears to meet the 100-foot separation requirement.
Board members reviewed the application and noted an apparent clerical error in the application packet listing a much larger square-footage number; party testimony clarified the structure dimensions are as shown on attached plans. After discussion, a motion to approve the variance subject to compliance with code limits and the 100-foot separation passed unanimously.
The approval allows the detached garage described in BZA A-11-2025; the board noted any future changes beyond the approved scope would require additional review.
