The Sumter County Council approved third reading on July 8 to rezone a parcel to R-15, completing the rezoning process for agenda item 25-08.
Planning staff said the rezoning would permit two R-15 lots along Camden Highway, with a remaining rear tract that would likely require a variance from the Board of Zoning Appeals and septic systems for some lots. "If they're going to divide this property up for single family ... at R-15 minimums, you'd end up with 2 R-15 lots in front of Camden Highway, and then they would need a variance from the Board of Zoning Appeals to create that remainder 2 acre tract," a planning staff member said.
Staff outlined feasibility concerns: the remaining acreage and terrain make it difficult to construct county-standard roads to create additional buildable lots, and septic requirements would affect lot layouts. Planning staff also said that, if the property is not rezoned to R-15, the tract could be split into three parcels that would comply with ordinance standards under current zoning.
