Cherokee County approved a variance allowing an accessory structure at 251 Denney Hill Road that exceeds 50% of the principal structure size and to permit bays that are not wholly enclosed, subject to permitting rules that tie accessory-structure permits and final inspections to the primary dwelling.
Staff described the 6.13-acre parcel and explained Article 5 standards that normally limit accessory structures to 50% of a principal building and require certain placement and enclosure if located closer to the front lot line. The applicant said he plans a smaller principal home and needs a carport/garage with three bays to accommodate family drives, mowers and equipment; the lots topography, septic location and existing stream buffers limit feasible locations.
Applicant Brandon McKay told the board he is building a smaller home and needs covered vehicle storage; he said the proposed structure will fit the rural character and would not obstruct views from the public road. Planning staff and county permitting staff clarified that the accessory-structure permit will not receive final approval or a certificate of occupancy until the house permit has at least commenced and the house final is achieved. Board members discussed that sequencing and confirmed the condition.
The board voted 4-0 to approve the variance as presented.
