Design Review 25‑1110, Coastal Development Permit 25‑1102 and a revocable encroachment permit 25‑1103 for 337 Hawthorne Road were approved by the Laguna Beach Design Review Board on Aug. 14. The board voted to adopt the staff resolution, including a negotiated change to the property‑owner indemnification condition to carve out the city’s prior historic‑designation handling.
The subject is a new detached single‑family home proposed to replace a small existing house; the new home is compatible in mass and style with the neighborhood and the project meets the city’s design guidelines and development standards, staff reported. Staff indicated the property had been previously considered for historic status in prior proceedings, but subsequent city action removed the historic designation and staff prepared a revised historic assessment finding no protected historic value.
One nearby neighbor spoke in support; no substantial opposition emerged in public comment. During deliberations the board discussed the indemnification condition; staff and the property owner’s counsel agreed to revised indemnification language that excludes past municipal treatment of the property’s historic status (language supplied by the city attorney). The board adopted the resolution and the amended condition by roll call vote.
The action includes standard CEQA exemptions and conditions about the revocable encroachment improvements, and staff will proceed with permit processing per the adopted conditions.
