Planning Commission approves Villas at Kickingbird preliminary plat; moves item to city council

The Edmond Planning Commission voted 4-0 on Sept. 16 to approve the preliminary plat for the Villas at Kickingbird (PR24-00018), a proposed 49‑lot townhome development south of Danforth. The commission’s recommendation will go to the Edmond City Council on Oct. 13, 2025.

City planner Hank Bridal said the subject parcel is just under 5 acres on the south side of Danforth about a quarter mile west of Coltrane and that the preliminary plat shows 49 platted lots for townhomes with access from Danforth aligned with an opposite driveway on the north side of the street. Bridal said the project includes private streets, conforms to the zoning district, and that “staff recommends approval.”

Commissioners asked no substantive questions of staff or the applicant during the public hearing. After the presentation and a call for public comment produced no speakers, a motion to approve was made and seconded; the commission recorded the item as approved 4-0 and directed staff to forward the recommendation to city council for final action.

Because this vote was on a preliminary plat, subsequent steps will include final platting and site-plan level reviews before any land‑disturbing work or building permits are issued. Those later reviews will include engineering checks for drainage, utilities and access and will be subject to the City of Edmond’s established platting and engineering standards.
