The Wells Planning Board reviewed and accepted an amendment to the Wellesley by the Sea Phase 5 subdivision and voted unanimously on a set of required determinations.
Staff reported that the applicant had obtained AP (Army Corps?) approval recently and had updated the plan and findings. The board voted to confirm that previously proposed open space remains suitable, to accept the residential cluster provisions (lot sizes, setbacks, and street frontage), and to waive the 3:1 length-to-width ratio for Lot 10. Staff explained Lot 10 exceeds the 3:1 ratio but is constrained by a drainage easement that prevents development across the full backup, so the waiver was warranted.
Staff also noted stormwater management revisions had been made and that the applicant added a note to the plan stating that there would be no accessory dwelling units (ADUs) for the subdivision’s dwelling units because the development is at or near the maximum number of dwelling units permitted — a condition tied to ordinance criteria about EDUs and lot configuration.
After confirming the completeness items and revised findings of fact, the board found the application compliant and voted to sign the plans and findings at the end of the meeting. The board’s votes were unanimous.
