Staff reported that the applicant removed a front patio that could be confused for a curb cut and instead will retain grass and add a fire lane along the front of the building to meet fire-protection access. The acting fire chief reviewed and recommended the fire lane; the plan now includes striping and no-parking signs along that lane.
The code office recommended a parking requirement for the use, because that specific use was not listed in the town’s parking table. The planning board voted to accept the code office’s recommended parking calculation. Staff added a condition on the plan requiring that, prior to issuance of a building permit, the site plan for the school connection must be amended to reflect the connection through the parking lot; staff indicated that change can likely be handled through staff-level review rather than requiring the item to come back to the board.
Staff recommended approval after confirming the application met site-plan criteria in section 145-75 (paragraphs a–n). The board voted unanimously to accept the application as compliant and to sign the plans and findings of fact.
The board’s approval includes standard site-plan conditions and sign-off by the relevant town departments as they finalize the school connection and fire-lane details.
