McGuinness proposes 42,000‑sq‑ft addition at 1533 E. 12th St.; sketch plan presented to commission

McGuinness told the City of Erie Planning Commission it plans to add roughly 42,000 square feet to its existing manufacturing facility at 1533 East Twelfth Street and to combine three parcels currently owned by parent company TSK Partners.
Matt Erickson, director of facilities for McGuinness, said the addition would provide space for extra furnace capacity, sawing, material storage and shipping and receiving, allowing the company to add a second shift in an existing mill. Erickson said the company expects the expansion to create about 10 additional jobs once the facility reaches full speed.
Steve Cruz, consultant with CEC of Pittsburgh, described engineering elements for the sketch plan: new pavement, several stormwater management facilities, a loading dock, a fire access drive around the rear of the building, a hydrant loop and utility connections to the existing system. Cruz also said the project will involve significant earth moving, with excavated material placed slightly west of the site and handled under a general NPDES permit; the team is coordinating a Highway Occupancy Permit (HOP) with PennDOT for the proposed access drive.
Timing and traffic: Erickson said the team would like to begin moving dirt this fall, with construction to start after permits and steel orders, aiming for building activity in March or April. When asked whether truck traffic on Twelfth Street would increase, Erickson said, “No. We don't anticipate a significant increase in truck traffic. If anything, it's just to give a good traffic path so we don't end up with the backup that we currently experience.”
Staff review and next steps: Erickson said McGuinness had met with city planning staff and the zoning officer for a pre‑application meeting and found no significant issues at this stage. As a sketch plan, the submission is informational and intended to identify technical needs and permit pathways; the project will return to the planning commission for preliminary and final review as required by SALDO and zoning.
