The Warrick County Area Planning Commission approved primary plat PP-25-07 (Miners Lane), a 59.19-acre subdivision proposed by American Land Holdings LLC that will create 13 single-family lots.
The petitionerwas represented by project engineer Jim Morley Jr.; the ownership listed on the application is American Land Holdings LLC by Bryce West, vice president. Staff said the site is on the north side of New Harmony Road, just north of the intersection with 3 Lakes Drive, and was advertised on 07/31/2025. The plat shows 13 single-family lots fronting Boone and Harmony Road with Miners Lake at the rear.
Staff reported the proposed lots range from about 3.86 to 7.7 acres (average roughly 4.5 acres). Street construction plans were approved and staff noted a request for no street improvements was approved; the drainage board approved a request for no drainage plans. The health department signed off on approved septic sites, with two test sites per lot reported. Eberfeld (water provider) indicated capacity for water and that water lines are in place and ready for connection. Staff concluded the plat packet was in order and recommended approval.
No public opposition or speakers in support approached the commission during the nod to public comment; commissioners then moved, seconded and approved final plat PP-25-07 by voice vote.
