Madison County supervisors approved the preliminary plat for the Parachute Landing subdivision (identified in the hearing as approximately 191 lots) at the Aug. 18 meeting after discussion about cumulative development and road capacity on Yandle Road.
Supervisor Brandon questioned whether the area already has sufficient new construction and raised concerns about traffic and infrastructure. County staff and the applicant’s representatives said the subdivision’s buildout is phased, that improvements to Yandle Road are underway, and that the developer estimated the first homes would not be ready for occupancy until mid to late 2028.
Board members noted that the approval follows planning procedures and said county engineering is accounting for the additional traffic from nearby developments. One supervisor observed that if the Parachute Landing preliminary plat and the adjacent development move forward together, the immediate area could see more than 500 houses in relatively close proximity once all projects are built out.
A motion to approve the preliminary plat carried; the board recorded the affirmative voice vote. County staff said they will monitor road improvements and coordinate permitting and required dedications as work proceeds.
