Plan commission approves Pineview Estates PUD setback reduction for garage at 4111 Beverly Drive

The Onalaska Plan Commission on Aug. 26 unanimously approved an amendment to the Pineview Estates planned unit development to reduce a northern side yard setback at 4111 Beverly Drive to permit a garage expansion.
City planner Katie Aspenson told the commission the subdivision requires a 20-foot minimum side yard setback — an excess of the city's standard 6-foot side yard for properties zoned R-1 — and that the applicant seeks to reduce the northern side yard from 22 feet 3.5 inches to 8 feet 3.5 inches. Aspenson said city staff and the architectural committee support the request and recommended approval with four conditions.
Kevin Gegemeyer, who identified himself as the occupant of the property, spoke in favor of the amendment, saying he supported approving the setback. "I am the occupant of said property, and I just wanted to state I'm in favor of approving this setback," Gegemeyer said.
Commissioner Eric Archer moved to approve the amendment as outlined in the agenda; Tom Smith seconded. The motion passed unanimously. The commission recorded that the approval continues an earlier granted PUD deviation, that the proposed accessory structure meets site dimensional standards, and that no deviations were requested for building height, environmental design, circulation, landscaping or signage. The staff report lists four conditions of approval; the transcript did not specify the text of those conditions.
The amendment will be recorded as part of the Pineview Estates PUD so future buyers are aware of the deviation. Aspenson said the change aligns with prior approvals and with the architectural committee's review.
No members of the public spoke in opposition during the hearing.
The commission did not specify an implementation timetable during the meeting; the applicant is listed as Oak Leaf Revocable Trust and the property is tax parcel ID 1850450.
