Staff told the commission the proposal by applicant Sergio Salazar would create 39 detached single-family lots, built in three phases of about 13 homes each, with private streets, 8-foot masonry perimeter walls adjacent to existing residences and reduced lot standards from R-1A: front and rear setbacks of 10 feet, side yards of 5 feet, lot widths reduced to about 35–40 feet and lot areas of roughly 3,500–4,000 square feet.
