Commission recommends subdivision plat for Galvanizers Addition for future industrial development

The West Fargo Planning and Zoning Commission approved a preliminary subdivision plat titled "Galvanizer's Addition" at 1001 12th Avenue Northeast that splits a portion of an unplatted industrial parcel to allow sale and future development and plats 80 feet of right-of-way for 12th Street Northeast and a 30-foot temporary turnaround easement.
Planning staff said the platting action will enable a lot to be sold to an adjacent property owner to the south. Staff said there is no intent by the applicant to request public infrastructure improvements for 12th Street Northeast at this time; rights-of-way are being platted to accommodate future development. Staff noted the city subdivision ordinance requires a 5% public dedication for industrial properties and that the park district indicated no land is needed within the immediate area and is therefore requesting cash in lieu of land; staff recommended approval subject to a public dedication agreement outlining terms prior to City Commission approval. Notices were published and no comments were received.
Following the staff presentation there was no public comment. A commissioner moved to approve, a second was recorded, and the commission took a roll-call vote that recorded all "yes" votes and carried the motion. Staff said a public dedication agreement will be required before City Commission approval.
