Eric Sheffield, the project architect for 14 Leroy Street, told the Landmarks Committee the project will open up the parlor level at the rear of the townhouse to bring in more light and air by removing three sets of French doors and two brick piers.
Sheffield said the townhouse dates to 1835 with major alterations in 1872 and later. Because of a vacant lot at 29 Carmine Street directly behind the building, the rear work required Landmarks-level review rather than staff-level approval. He presented Sanborn maps, tax photos and a 2015 LPC-approved filing that previously altered the rear facade.
Committee members asked about the existing fence and rear yard planting, the height of an existing fence (noted as 6 feet), and how much of the parlor would be visible above the fence. Sheffield said the fence would remain and the new opening would be largely obscured by planting and a six-foot fence; he described the exposed portion as about "1 row of plants" or roughly 2–2.5 feet above the fence in one exchange.
No members of the committee or the public registered sustained objections during presentation; the committee indicated no opposition in business session.
