Appearance Commission approves 18x20 carport at 408 West Oak with color condition

The Selma Appearance Commission on July 21 approved a certificate of appropriateness for a prefabricated metal carport at 408 West Oak Street, conditioned on exterior color matching the house (white siding with a gray roof).

Taylor Graham, staff member, told the commission the applicant, Julio Bermeo, is seeking approval for an 18-by-20 carport on an already paved driveway. "In my staff notes, it is noted that the property was above the maximum impervious surface area, and I have the calculation for that there. The maximum is 40%, and it was over that probably, like, about 47. Mhmm. But that doesn't affect the permitting afterwards of the carport since it's not extending the impervious surface. It's going on already constructed driveway, so it's not extending it, the nonconforming lot," Graham said.

The commission opened a quasi-judicial hearing for the address, accepted Graham's staff report and supporting documents into the record, and then closed the hearing. Commissioners discussed materials and color; Graham said the structure would be a prefabricated metal building and that the exterior would be white with the roof likely black, though commissioners asked for specificity. Commissioners moved to approve the certificate conditioned on matching the home's colors; a motion recorded in the minutes directed that the siding be white and the roof be gray.

The motions to open the hearing, accept staff evidence, close the hearing and approve the certificate were made and seconded by commission members (motions recorded as by Miss Smith and Miss Rainer in various orders) and approved by voice votes recorded as "Aye." The transcript does not include a numerical roll-call tally.

The approval allows the carport to be sited over the existing driveway; staff noted it does not expand impervious cover despite the lot's nonconformity relative to a 40% maximum.
