Commission recommends approval of FG 80 Holdings sixth addition replat; landscape review to be completed before council

The Bettendorf City Planning & Zoning Commission recommended approval of case 25‑033, a replat reconfiguring Lot 4 of FG 80 Holdings fourth edition and Lot B of FG 80 Holdings first edition into a sixth edition with five developable lots and one stormwater outlot.

Alyssa, the planning presenter, said the site is zoned C3 (general business) and that the proposed layout — five developable lots and an eastern stormwater outlot — is consistent with the future land use designation of community commercial. She said utilities and stormwater connections have been reviewed and deemed sufficient for construction.

Alyssa said staff recommended approval with conditions including renaming Sports Court (to avoid duplication with an existing Bettendorf street name) and assigning a name to a private drive shown on the plat. When asked, Mark (planning staff) told the commission that landscape plans were arriving and staff will complete their analysis before the item goes to council.

Commissioners asked about private versus public roads within the complex, emergency and fire access, and existing detention basins. Zach Eggleston of IMEG, the project engineer, said the basins were sized for full build‑out and that the project proposes an additional detention pond north of the storage units due to elevation constraints rather than lack of capacity.

A motion to recommend approval of case 25‑033, subject to staff recommendations and with a landscaping analysis to be completed prior to council review, carried by voice vote. The transcript shows the commission recommending approval; no roll‑call tally was recorded in the transcript.
