Commission approves private lane to create five lots at Dansy Cove

The Riverton City Planning Commission on Aug. 14 approved a conditional use permit for a private lane, PLC 20-5234, to serve five residential lots on the Dansy property near 3112 West 134 South.
Staff explained the property had recently been rezoned to R-3 by City Council under Ordinance No. 2520 and that a private lane was the feasible way to subdivide the parcel into five lots while preserving the existing house and barn. The lane design shown to commissioners is 26 feet wide, allowing parking on one side and complying with fire and city code turnarounds for five lots.
Applicant Alan Pierce described similar prior developments he built and said the proposed lane will be constructed to public standards for road base and asphalt. Pierce said the lane is slightly curved near a power pole and street light to preserve utilities and improve aesthetics; staff said that serpentine alignment can be incorporated into the final plan.
Staff indicated no public comments were received during notification. The commission’s approval includes standard conditions on pavement width, no-parking signage on one side, and that the proposal will return as a final plat and subdivision application where neighbors will have another opportunity to comment.
Commissioner Clough moved to approve PLZ 25-2034 (Dansy Cove Private Lane) with conditions 1 through 10; Commissioner Matheson seconded. The motion passed by unanimous vote.
The approval authorizes the private lane design and directs the applicant to proceed to final subdivision and plat review consistent with the approved conditions.
