Council clears first reading to vacate portion of County Road 3F right-of-way; public hearing set for Aug. 26

The Timnath Town Council approved on first reading Tuesday an ordinance to vacate a portion of County Road 3F right-of-way along the western edge of Signal Tree Drive and directed a public hearing on the matter for Aug. 26, 2025.
Town staff said the section under consideration is the former County Road 3F alignment that has been converted to the Poudre River Trail. The Town’s planning commission held a public hearing on Aug. 5 and forwarded a positive recommendation to the council; staff reported the vacation request meets the criteria in the land-use code.
Staff noted two conditions recommended by the planning commission: allow staff to correct minor plan deviations and require the property owner to dedicate an emergency easement on the property. The council approved first reading and will hold the formal public hearing and second reading on Aug. 26, where members of the public may speak.
The motion to approve first reading carried unanimously among members present (4-0). Staff said the item followed standard land-use notice and hearing procedures and that full materials and maps will be available for the public hearing.
