The Pocatello City Council approved the annexation of approximately 12.4 acres (parcel RPR 3853028016) into the city corporate boundaries with a proposed zoning designation of Residential Low Density (RL or RLD). The annexation followed a recommendation for approval from the Planning and Zoning Commission.
Becky Babb, planning manager, told council the applicant (McCormick Ranch LLC, represented by Brady Smith) requested annexation with proposed low-density zoning and that the Planning and Zoning Commission recommended approval subject to public-works conditions. Babb said staff received no written comments on the application prior to the hearing.
Several residents spoke in opposition or with questions about traffic. Christy Lewis told council the neighborhood has growing traffic congestion and asked where traffic for new development would enter and exit. Merrill Quayle, public works engineer, said the developer commissioned a traffic impact study for the broader area and that a secondary emergency access road and project phasing are part of the plan. Quayle said the city had secured a grant to realign the North Main Extension/Gaethje Road intersection and that Foothill will be extended as part of longer-term corridor improvements; the intersection work is in preliminary design and targeted for later stages of the capital program.
Council member Paulson moved to accept the annexation with the conditions recommended by staff; the motion was seconded and carried on roll call.
Ending: Council-approved annexation clears the way for development under the city’s Residential Low Density standards; public-works conditions and staged infrastructure improvements will guide access and traffic mitigation as the site develops.
