During its Aug. 25 regular session the Meeker County Board of Commissioners approved four land‑use items presented by Land Use Director Greg Schultz: a rezoning and preliminary plat for the Lundin Hills addition, the renewal of an interim use permit for an existing aggregate pit, and a final plat for Asheville/Asheville (Asheville Shores) Shores 6th edition. All motions passed at the meeting.
Rezoning and Lundin Hills preliminary plat
Greg Schultz presented a rezoning and a preliminary plat application for a 21.15‑acre parcel identified in the meeting as parcel 070045030 (part of Government Lots 2 and 3, Section 3, Township 119, Range 29, Dassel Township). The proposal would rezone the parcel from A‑1 Agricultural Preservation District to R‑2 Residential District to allow a three‑lot plat. Schultz reported proposed lot sizes of about 3.06 acres (Lot 1), 3.2 acres (Lot 2) and 13.3 acres (Lot 3); access would be from the existing Minnesota Highway 15 access point. The board approved rezoning application number 16622 and preliminary plat application number 16623; both motions passed on affirmative voice votes.
Interim use permit: aggregate mining and processing
Schultz also presented interim use permit 16621, a renewal for an existing aggregate (gravel) pit in Danielson Township (parcel referenced as 5011030). Staff described the pit as a long‑standing, minimal‑use operation (about 14.14 acres of pit within a larger parcel), originally permitted in 1995, with approximately 1,074 cubic yards of material sold in the prior five years. Staff said runoff from rain remains within the pit area, a four‑foot berm exists, and a reclamation plan proposes returning the land to agricultural use after extraction. The board approved a six‑year interim use permit renewal on a motion; the motion carried on a voice vote.
Final plat: Asheville Shores 6th edition
A final plat for a three‑lot subdivision referred to in the meeting as Asheville (Asheville/Asheville Shores) Shores 6th edition (parcel 030147001, part of Government Lot 1, Section 12, Township 118, Range 29, Collinwood Township) was presented. Schultz said the proposal includes three lots of roughly 1.54, 1.15 and 1.63 acres with access from 740 Sixth Avenue and noted a previously granted variance allowing nonstandard (type‑4) septic systems because of disturbed soils. Staff reported an assessment on the property was paid June 30, 2025. The board approved the final plat on a voice vote.
What passed (motions & outcomes)
- Rezoning application 16622: change parcel 070045030 from A‑1 to R‑2 to allow a three‑lot plat (approved). - Preliminary plat application 16623: three‑lot Lundin Hills addition (approved). - Interim use permit 16621: six‑year renewal for aggregate mining and processing at parcel 5011030 in Danielson Township (approved). - Final plat: Asheville Shores 6th edition, three‑lot final plat in Collinwood Township (approved).
The meeting record shows no sustained public opposition during the hearings for these items and staff said title opinions and assessment items were in order for the plats. Commissioners asked routine questions about buffers, septic suitability and traffic on local roads; staff responded that lots can support primary and secondary septic systems, that a 50‑foot wetland buffer prevents building within that area, and that the local route (identified in the packet as County State Aid Highway 28) is rated for 10‑ton traffic for the aggregate pit.
