County delays decision on forestry building roof after receiving bids; commissioners ask for site visit

Josephine County commissioners on July 22 deferred a decision on roof work for the county building at 125 Ringette, which houses the forestry department and the park shop.

Lede — Recreation Director Martin presented two contractor recommendations: (1) a full membrane roof replacement (thermoplastic polyolefin product) with a 20-year manufacturer warranty and a 10-year workmanship warranty; and (2) a PolyBright 90 silicone coating applied over the existing roof, which would be less invasive, carries a 15-year manufacturer warranty and a two-year workmanship warranty. Both contractors estimated roughly a week to perform work; start dates ranged from mid-August to mid-September.

Nut graf — Contractors recommended addressing the entire roof due to age and extent of deterioration; the coating option would extend the current roof—s life by an estimated 10 to 20 years but would not expose the underlying structure. Commissioners expressed concern that hidden structural damage might be revealed only after a full replacement begins, and they asked for time to review bids and perform an on-site inspection.

Board action — Without objection the commissioners tabled the item for two weeks to allow commissioners to review written bids and, if desired, visit the site. Staff said the contractor schedules may be constrained, and the county will relay timing to bidders.

Ending — Recreation staff will request the item be placed on the agenda two weeks hence and will coordinate any site visits commissioners request. If structural damage is discovered during removal, staff told the board additional work may be required and would be brought back for approval.
