Jenks planning commission approves rezoning for 38‑acre Rowe property with conditions after residents press drainage, amenities concerns

The Jenks Planning Commission on Aug. 7 recommended approval of a rezoning and planned‑unit development (PUD) for about 38 acres owned by the Rowe family, voting to change the site from agricultural to RS‑2 residential with Planned Unit Development 154 and adding conditions that require larger minimum lot sizes and on‑site amenities if a negotiated agreement with a neighboring homeowners association cannot be reached.

The project, presented by Tanner Consulting on behalf of the prospective buyer and developer, proposes roughly 132 single‑family lots and a PUD overlay that would alter several Unified Development Ordinance (UDO) standards, including lot area, sidewalks, street length and impervious‑surface limits. Planning staff said the parcel is roughly a half mile south of 130th and Harvard and is designated in the city’s comprehensive plan for medium‑intensity single‑family housing.

Planning staff Marcy Hilton told commissioners the site is “about 38 acres and it’s currently zoned AG,” and summarized requested deviations from the UDO, including a proposed increase in allowed lot impervious surface from the UDO’s 45% to about 69% and a plan for 132 lots where base calculations could have supported more units.…
