Commission approves release of demolition permit for 2901 Del Curto Road with documentation requirement

The Historic Landmark Commission voted Aug. 6 to release a demolition permit for the circa‑1939 cottage at 2901 Del Curto Road while requiring a City of Austin documentation package be completed before demolition.

Staff noted the house is a local example of a rustic Texas cottage and recounted the Castle family’s musical contributions to Austin; staff said the property “may meet” two criteria for designation but judged the overall high bar for landmarking had not been met in a way that would override the owner’s request. The staff recommendation offered either consideration for landmark initiation or, if not designated, strong encouragement of adaptive reuse, relocation, deconstruction and salvage prior to release.

Applicant Kirk Zajac, COO of Venditti and representative for the developer Parkside Homes, argued that the house’s architectural significance is limited and that the site is substantially obscured from the street by mature trees. Zajac also noted the property had been rezoned to SF‑6 in 2023, which allows attached housing types.

After discussion, Commissioner Kevin Cook moved to release the demolition permit pending completion of the City documentation package; the motion passed with seven votes in favor, one opposed and one abstention. Commissioners said the property has local interest and integrity but expressed concern that the structure’s visibility and context amid newer development limited the public benefit of landmarking in this case.
