Commission releases demolition permit for 1703 Alameda Drive after review; applicant to document and comment on new plans

The Historic Landmark Commission voted Aug. 6 to release a demolition permit for the circa‑1939 house at 1703 Alameda Drive, provided the applicant completes a City of Austin documentation package and the commission’s comments on the proposed new construction are recorded.

Staff described the building as a contributing resource in the Travis Heights‑Fairview Park National Register District but reported it did not meet two criteria for landmark designation. The Architectural Review Committee reviewed the proposed new construction and suggested measures to reduce the apparent massing from the street, including a gable above the garage and lower‑angle renderings to better illustrate public visibility.

Applicant Brian Randall presented revised drawings showing a gable over the garage and lowered street‑level perspectives. He said materials and forms on the proposed new house are also found elsewhere on the street and that the revised design responds to ARC comments.

Commissioner Kevin Cook moved to release the demolition permit upon completion of the City documentation package and with the requirement that staff comment on the new construction plans; the motion passed unanimously. Commissioners noted a preference to preserve contributing resources when feasible but concluded this application produced a compatible new design and that applicant engagement with ARC was productive.

Action: Release demolition permit upon completion of City documentation package; staff to provide comments on new construction plans. Vote unanimous.
