Zoning board approves Speedway sign package at 14 Mile and Ryan

The Warren City Zoning Board of Appeals on July 23 approved a sign package for a proposed Speedway convenience store at the northwest corner of East 14 Mile Road and Ryan Road, allowing multiple canopy, building and pylon signs and rescinding prior sign variances on the property.
Mandy Goss, a representative for the developer, told the board the requested package included channel-letter building signs, canopy logo and channel-letter signage, two pylon signs (one at each driveway) and decorative canopy striping; the application sought to replace a patchwork of older variances on the site with a single, consolidated sign package. Goss said the pylon signs were proposed near driveways rather than at the intersection to improve visibility for approaching motorists.
Board members who reviewed the packet said the property can handle the planned volume and that the package is consistent with other recent Speedway applications. Mr. Jersey moved to approve the variances and to rescind existing sign variances on the property; Mr. Assessor supported the motion. Mr. Clift voted no, citing concern about signage scale, but the motion carried by majority vote.
The approval rescinded multiple old variances and establishes the new sign package as the controlling signage authorization for the site.
