Board allows roof over rear deck at 23601 Willard, citing lot shape and prior approvals

The Warren Zoning Board of Appeals granted a variance on Sept. 10 allowing 765.25 square feet of accessory-structure floor area at 23601 Willard so a 101.25-square-foot rear deck may be covered by a roof in conjunction with an already-approved addition.
Christopher Frankovich, the builder representing homeowner Aliyah Barczyk, told the board the addition and deck had already been permitted and construction had begun; the owner wants the deck covered to prevent rain from coming through deck slats. Frankovich said covering the deck while the addition is under construction would avoid a separate later permit.
Board members reviewed architectural renderings and confirmed the requested roof would be a roof-only change (no walls). Secretary Jersey moved the motion to approve; Mr. Strowitz seconded. The board voted in favor; recorded votes show unanimous approval by the seated members.
Board members noted the project will still require building permits and that the permit review will ensure the roof and deck meet code. The board’s approval was premised on the size and shape of the lot and the integration of the roof with the approved, conditioned addition.
Vote: unanimous approval. The board recorded votes in favor by Secretary Jersey, Mr. Strowitz, Mr. Assessor, Mr. Clift, Mr. Green, Mr. White, Mr. Lindsey and Chairman.
