Fountain Hills — The council on Wednesday approved a cut/fill waiver for a single-family parcel on North Palisades, voting 6-0 to allow excavation that exceeds the town’s 10-foot by-right cut/fill limit.
Planning staff said the proposed home design requires additional cut on the west side of the lot, ranging up to 13–14 feet in places, but that the exposed area will be largely under the proposed garage and not readily visible from the street or neighboring properties. Retaining walls shown on the plans meet the town’s height and separation standards, staff said.
Councilwoman Gail Earl made the motion to approve the waiver (CFW25-00000149815 North Palisades); another member seconded. The roll call recorded votes in favor from Council members Larrabee, Earl, Calavianakis, Watts, Vice Mayor Skillicorn and Mayor Bridal.
Why it matters: Cut/fill waivers allow exceptions to grading limits on steep or constrained lots. Approval indicates staff and council judged the proposed design’s neighborhood impacts to be limited and consistent with ordinance intent.
