The Pleasant Grove Planning Commission on Sept. 11 approved a preliminary one‑lot subdivision plat called Smart 1 Lot Plat A to separate a single residential lot from a roughly 35.05‑acre parental parcel at approximately 3195 North 1240 West in the rural residential zone.
Planning staff explained the proposal and showed the plat, noting an existing house in the northeastern corner and agricultural uses across the remainder of the parcel. Jacob Hawkins said Lot 1 will have access from 1240 West, meets rural‑residential lot requirements and will connect via sidewalk to the city's pedestrian system. Parcel A will remain in agricultural use; required improvements and utility extensions within Parcel A will be constructed only when that parcel is later subdivided.
Commissioners confirmed Lot 1 will have separate water rights and that Lot 1 slightly exceeds the rural‑residential minimum lot size (staff noted rural residential requires one‑half acre and Lot 1 is approximately 0.56 acres). No public comment was offered and the applicant did not appear. A motion to approve the plat and adopt staff exhibits, conditions and findings with no additional conditions was made, seconded and carried.
The approval allows the applicant to finalize the preliminary plat, with typical subsequent steps for final plat and infrastructure coordination required before building permits for new development on Lot 1.
