The Town of Selma Planning Board on Aug. 25 recommended that town council approve a preliminary plat and a special-use permit for a major subdivision at 212 West Griswold Street, a proposal by Homes by Michael Ford LLC to build four duplex buildings (eight dwelling units).
Planning staff told the board the duplexes are permitted by right in the TR zone as duplexes are not considered multifamily in that district, but the development requires the major subdivision process because the developer plans to deed each unit individually rather than retain the property as a rental development. Staff reported the proposal is consistent with the Town of Selma Unified Development Ordinance and the town's comprehensive land use plan and asked that the staff report and supporting documents be entered into evidence.
Applicant representative Lisa Cooper of Cary said the developer plans to start by renting units while initial covenants and an HOA are formed, then offer individual deeds for sale. "Once we get your approval, we also have a parallel process to get approved by Johnston County and, is, hopefully, going to happen quickly. Once that happens, then there'll be the construction process of the unit. So I would say within a year," Cooper said.
