Planning Commission hears updates on bikeway open house, EIR for Boys' School Landing and several large development submissions

El Paso de Robles City planning staff used the Aug. 12 Planning Commission meeting to brief commissioners on several near-term items, including an open house on a bikeway design, progress on an environmental review for a large project and monitoring of a stalled construction site.
Warren Freis, the city’s community development director, said staff did not agendize a previously planned time-space port update but would bring it to a future meeting. He announced a public open house at 5:30 p.m. the following evening in the council chamber to review the Niblet Corridor bikeway plan design; staff will collect written comment cards at the event and forward comments to the city council for final action.
Freis said the city is finalizing the environmental impact report (EIR) for the Boys' School Landing project and expects to have that project scheduled for a review hearing before the planning commission or council before the end of the year. He also said a long‑planned master development plan that includes a “field of lights” art display and a large resort hotel, identified in the transcript as the Sensario property, was submitted recently and is under review. "That master development plan has never been turned in, but it it is in now," Freis said.
Staff reported a new townhouse application off Ardmore Road and continued work on the Hunter Ranch resort at the golf course. On enforcement, the city issued a notice of violation this summer for the stalled three‑story mixed‑use building at the former Moose Lodge site; staff said exterior wrapping has been repaired, a plumbing final has been passed and siding installation was expected to start. The city will report progress to the council in September.
Other brief items: planning staff noted the formation of an ad hoc committee to review food-truck regulations following a council study session; the Housing Constraints and Opportunity Committee bylaws and the planning commission bylaws were received and filed; and various street segments (Sherwood Road and a new Airport Road extension) have opened to traffic. Commissioners had no substantive public comments at the meeting.
No formal votes were taken on these project updates; the items were presented as informational reports and scheduling notes.
