Wells Agoncourt Resort plan continued after board requests ZBA filing and two street trees; dumpster location revised

The Wells Planning Board reviewed the Wells Agoncourt Resort site plan on Aug. 4 and recommended a set of minor plan notes and conditions before final approval. Planner Mike summarized outstanding items, including a plan note that the applicant must file for Zoning Board of Appeals (ZBA) approval for a road in the shoreline zone and that the ZBA application be filed by Sept. 30. The note would require the applicant to re-vegetate that portion of the road if the ZBA does not approve the exception.

Mike recommended the board require two street trees in the 15-foot buffer along Route 1, placed to avoid the applicant’s sign and any burial site the staff noted may be nearby. The board approved a motion accepting two trees in the buffer area. The board also waived the requirement for letters from the sanitary and water districts because the application did not change those connections.

The applicant confirmed the dumpster would be moved to a back-corner location near an existing dirt road, and the board requested confirmation that any abandoned trailers or debris on the property be removed and that buffer posting language be included on the plan. The board clarified the seasonal canopies shown on the plans are pop-up canopies for picnic tables, not permanent tents.

The board voted unanimously to continue the application’s workshop for 30 days so the applicant can add the ZBA-note, plant the two trees, confirm the dumpster location on the plan, and address the remaining checklist items. The applicant will also be required to post plan-based buffer signage and to remove or document removal of any debris in the waterway as a condition of continuing review.

Next steps: the applicant will supply the ZBA filing evidence, updated plan notes, planting details for the two trees, and a plan annotation confirming dumpster location and buffer protections before returning for final review.
