Council approves site plan for new industrial warehouse at 2140 Regal Parkway

The Euless City Council voted to approve a site plan for a 16,253-square-foot industrial warehouse at 2140 Regal Parkway.
Interim Planning and Engineering Manager Lisa Payne presented the application, saying the proposed single-story warehouse with mezzanines would sit on approximately 1.07 acres in the I-2 zoning district and include five tenant suites. Payne said the plan calls for 19 parking spaces (17 required), a detention pond at the north of the site, a 6-foot masonry dumpster enclosure, a 5-foot sidewalk to connect neighboring properties and a landscape plan that provides six canopy trees and six ornamental trees under the ordinance’s tree-equivalency provisions.
Design and code compliance: Elevations show steel siding and roofing with a stone wainscot, decorative cupolas up to about 39 feet and a ridge height of approximately 32 feet. The building will include six overhead doors (one on the north side) with 16-foot clear heights. Photometric plans call for four light poles, canopy-mounted can lights, wall packs and decorative fixtures. Payne said the development-services group certified the request and the Planning and Zoning Commission voted unanimously to forward a recommendation of approval.
Outcome: Councilmember Price moved to approve the site plan; Councilmember Paddell seconded. The motion passed unanimously. Council members welcomed the development and expressed anticipation of seeing the new building constructed.
Ending: Staff said they will coordinate building permits and inspections moving forward.
