Beavercreek — The City Council approved an administrative site‑plan review (PC 25‑6) on Monday for a new AutoZone store at 3198 Dayton‑Xenia Road.
The applicant requested approval to demolish the existing building on the 0.825‑acre lot and construct a 6,816 square‑foot retail AutoZone. The site plan keeps the current driveways and parking layout in general, adds landscaping and upgrades the building façade to the design standards staff and planning commission expect for the downtown corridor. Planning commission reviewed the proposal and recommended approval; staff likewise recommended approval with conditions.
Chris Peters of MDM Surveyors and Engineers represented the applicant and described the proposal as “a very simple rearrangement of the furniture” that keeps existing access points and updates the building and landscaping. Staff noted the project will replace an empty commercial site with an active retail tenant and that no residents spoke in opposition during the public hearing.
Council voted to approve the administrative site‑plan review; the motion included the conditions recommended by planning commission and staff, which addressed landscaping, lighting and signage standards and other administrative items.
