Board approves subdivision variance to split property at 813 South Janke Avenue into Lots 6A and 6B

The City of Covington Board of Adjustments approved a variance on Aug. 18 to allow division of multiple irregular parcels at 813 South Janke Avenue into two lots identified as Lot 6A and Lot 6B.
Paul Marone spoke to the board on behalf of the owners (including Mr. Pellegrini as executor of Sandra Ferrett’s succession, and owners Liza Shivers and Brett and Chris Ferrett). Marone said the request addresses a hardship created by four existing parcels — Lots 6 and 7, the east half of Lot 8 and an adjacent revoked alley — and by nonparallel lot lines where Janke Avenue curves. The applicant asked the board to permit the redivision to create two regular parcels consistent with nearby lot patterns.
Marone told the board the intent is to "clean up these four parcels and make two uniform type parcels" and that the owners likely plan to sell the resulting parcels. Commissioners asked about the existing house; Marone said the house is roughly 100 years old and that the family had discussed options including interior remodeling or demolition, but no final decision had been made.
The board voted by roll call to approve the variance. Miss Butler, Mr. Gilley, Miss Williams, Mr. Romage and Mr. Huvall voted yes; the motion passed unanimously (5-0). The board deferred any Planning Commission-related procedural matters to the referenced Planning Commission case (25-08-12).
