Wagoner County commissioners approved multiple zoning map amendments and subdivision-of-land requests during the July 7 meeting, granting staff-backed recommendations for several properties in Districts 2 and 3.
Planning and zoning representative Casey Sanders presented each case and recommended approval. Approved items included:
- Resolution 2025-084: Map amendment for property at 34095 E. 700 Road (District 2) to rezone to C-4 to recognize an existing commercial use and allow continued commercial operation. - Resolution Z&E-22-2025 and SUBD-38-2025: Map amendment and subdivision at 73267 S. 250 Road (District 2) to create a 2.1-acre parcel from a larger tract for residential use; applicant Deborah Parent spoke in favor and said the split is intended to help sell a house. - Resolution Z&E-31-2025 and SUBD-31-2025: Map amendment at 20100 E. 141st St. S., Broken Arrow (District 3), rezoning to RS-MH-60 to allow two existing structures to be on separate, conforming lots. - Resolution SUBD-34-2025: Subdivision at 19605 S. 3360 Fifth East Avenue, Porter (District 3), splitting a parcel into 10-acre and 13.87-acre tracts with a mutual access easement to provide legal access for a second home. - Resolution SUBD-17-2025 (District 2): Reconfiguration of three lots on a roughly 89.44-acre parent parcel at 30934 E. 660 Road, Chouteau to provide legal access to rear properties; staff recommended approval noting mailing addresses use a nearby post office.
All items were moved, seconded and approved on roll calls recorded in the meeting minutes. For each case Sanders noted structures on the properties were preexisting and that the rezonings and subdivisions would bring the lots into conformance with county regulations.
Commissioners asked routine questions about access easements and mailing addresses and heard brief public comments where applicants or property owners spoke in support. The board approved staff recommendations for each item and closed the planning agenda items for the meeting.
