Planning panel approves Chipotle drive-through at Anson PUD outlot

The Planning Commission unanimously approved a development plan for a Chipotle drive-through on a 0.91-acre outlot within the Anson PUD.
Michael Klingle of JSD Professional Services presented the proposal, describing a 2,300-square-foot casual dining restaurant with a counterclockwise circulation and a single-lane drive-through. The plan calls for 19 parking spaces on site (17 standard and two accessible) with overflow and employee parking provided via cross-access to an adjacent Meijer parking area. "Our plan...is a 2,300 plus or minus square foot Chipotle drive through," Klingle said.
Staff reviewed utilities, drainage, landscaping and parking and reported the proposal met applicable standards; staff recommended approval. Klingle said the project received drain commission approval for stormwater and that final stamped plans and a Notice of Intent (NOI) submittal were outstanding prior to building permit application.
A public hearing drew no speakers. Commissioners had no substantive concerns and moved to approve the development plan (PC-25-050-DP) in accordance with UDO §11.8(e). The motion passed 7-0.
The applicant will finalize engineering and stamped plans and file for building permits; staff indicated remaining items were administrative and technical rather than policy issues.
