Port St. Lucie board recommends rezoning 8.31 acres on Enterprise Drive for warehouse-industrial use

The Port St. Lucie Planning and Zoning Board on July 1 voted to recommend that the City Council approve a rezoning request (P25-087) to change roughly 8.31 acres at 760 Northwest Enterprise Drive from industrial to warehouse-industrial zoning.
Planner Cody Sisk told the board the owner is TAV Port Saint Lucie LLC and the applicant on record is Haley Ward; the rezoning was presented as consistent with Policy 1.10.4.13 of the city’s future land use element, which staff said supports compatible zoning for light industrial areas. Sisk said the property’s current surroundings include single-family residential to the north (in an open-space conservation future land-use area), warehouse uses to the south, vacant land to the east and a water-management tract to the west.
Alejandro Toro of Haley Ward, representing the applicant, said a portion of the site is already used for warehousing and that the rezoning would allow additional prospective tenants and uses within the property. "The purpose of the rezoning is to be able to identify a couple more uses within the property," Toro said.
No members of the public spoke on the item. After brief discussion the board moved to recommend approval to the City Council; members voted in favor on the record.
The next step for P25-087 is a City Council hearing where the council will make the final zoning decision.
