On July 21 the Onslow County Board of Commissioners approved a rezoning application (PRUI Z 2025‑10) that changed a 16.27‑acre parcel off Sweet Gum Lane from Residential‑15 to Rural Agriculture.
Carter Metcalfe presented the request on behalf of property owners Bobby and Gina Sanderson, noting the parcel is at the end of Sweet Gum Lane in the Richlands area, is currently vacant, and that Planning Board members had unanimously recommended approval. Staff told the board the Future Land Use Map identifies the area as Agriculture and Forestry and that no blue-line streams or regulated flood zones were identified on the parcel; wetlands and other environmental details would be reviewed during any future site plan or subdivision process.
No members of the public signed up to speak at the hearing. Commissioners voted in favor of the rezoning and authorized the chair to sign the related documents. During discussion staff referenced a single public comment at the Planning Board meeting that had raised concerns about property values and agricultural odors, but the applicant said their intent is consistent with preserving rural, low-density uses.
The rezoning takes effect upon administrative adoption and recordation of the map amendment; any future development proposals will be subject to standard reviews of utilities, drainage and environmental regulations.
